Short-term occupancy, appreciation rates and rental income are inherently unpredictable. We pick conservative estimates calibrated against real market data where we have it, and we explain the assumptions so you can override them. Even so, the future is the future — actual results will differ.

We're not affiliated with Immobiliare.it, Idealista, or any property listing platform. We extract publicly visible information from URLs you paste, the same information any browser would show you.
Service changes
This is an MVP. We may change the calculation engine, comp data, pricing model (if any) or service availability at any time. Past analyses you've saved are preserved on a best-effort basis but not guaranteed.
